Improving your roofline: 7 symptoms of failing fascia boards and soffits

Most homeowners tend to make the assumption that the roof over their heads is the least of their home maintenance worries. But this is where expensive repair jobs creep in.

The fact of the matter is that your roof is actually one of the most vulnerable points of your home. Day in and day out it’s exposed to a number of harsh elements that contribute to wear and tear.

In fact, your roofline is where much of your troubles begin. This is largely owed to damaged fascia boards and soffits.

What is the Function of Fascia Boards and Soffits?

Fascia boards and soffits are two of the most vulnerable areas of your home and are generally the first to go when it comes to roof wear and tear. This is why regular maintenance is so important.

A soffit is found on the underside of your roof, right beside the wall. A roof soffit is installed with vents which play an important role in cooling your roof and attic. If you have a double-story home, roof soffits also help to keep top floor rooms cool.

Your roof absorbs huge amounts of warmth on a day-to-day basis. So without fully functional soffits, this could affect the overall temperature of your home and your air conditioning system.

Fascia boards, on the other hand, play a very different function. Essentially, they are the point at which your guttering system is attached to your roof.

They also help to keep precipitation, water leaks, pests, insects, and debris from entering your roof and your home.

So, how can you tell when either of these roof components is damaged? Here are some important signs to look out for.

1. Peeling Wall Paint

If you do a recon of your the exterior walls of your home and notice peeling paint on the top half of the wall, you probably have rotting fascia boards.

Look for peeling paint at the point where your roof meets your walls, near your roof soffits or near your bargeboards. If the peeling paint is present, your fascia boards are letting water in which is damaging the paint.

To add to this, if gutter brackets are loose, rusted or have fallen off completely this is another sign your fascia boards need replacing.

Most homes are fitted with timber fascia boards, soffits, and bargeboards. This means they require consistent maintenance to keep and the rest of your roof in good condition.

Opting for UPVC fascia boards and soffits is a great long-term solution to protecting your roof from wear and tear over time. The uPVC material does not require repainting and very little maintenance overall.

2. Leaves and Debris Blocking Gutters

If your gutters tend to drip and leak, even when the weather is dry, this is a sign they are clogged with leaves or debris.

Washed-up dirt can accumulate over time, clogging up the drainage system of your gutters, resulting in pooling water. This stagnant water can lead to gutter rot and the perfect breeding ground for insects and mosquitos!

If the weather turns, your clogged gutters will not able to drain properly which could cause gutter overspill during heavy rains. Ultimately, this can lead to the damage of your home’s foundation if not resolved.

If you have persistent damp patches around the exterior of your home this is a sign you that you could have foundation issues.

3. Damaged or Rotting Roof Rafters

This is a direct result of fascia boards or roof soffits that are damaged and are therefore allowing water to enter your roof.

This slow influx of water leakage can seep into your timber roof rafters which causes them to expand and rot over time. This will eventually compromise the strength of your entire roof.

Loose or blocked gutters due to damaged fascia boards will also cause water to spill over and run into the roof.

4. A Leaking Attic

If your home has an attic, signs of water damage, water stains or puddles of water are a signal that you have a leaking roof.

Often, this water leakage is caused by loose or damaged roof shingles. But if fascia boards or soffits are worn down enough, water will find its way into your attic.

Make sure to do a thorough run through of your attic. If you’ve ruled out loose or damaged shingles, it’s time to check your soffits and fascia boards.

5. Slab Leaking

This is perhaps one of the less obvious signs of fascia board or soffit damage, but it could still point to a leakage issue.

Slab leaks, unlike regular home leaks, generally go unnoticed until it’s too late. But if you have a basement and notice pooling water through the floor slab, alarm bells should be ringing!

This also goes for the ground slabbing around the exterior of your property. If you have pooling water or damp patches, this is a sign of a leakage problem.

One way to be sure is to turn off the water inside your home. Take a look at your water meter, and if it’s still running you have a leak somewhere in your system.

Damaged fascia boards and soffits can cause water to slowly leak into your ground system, which can cause slab leaking.

6. An Unusually Warm Attic

This is related to damaged roof soffits. As previously mentioned, soffits vents in your roof help with temperature management.

If these soffits become damaged in any way, this can affect the overall temperature regulation of an attic or top floor bedrooms in a home.

If you find that you are struggling with an exceptionally warm attic or top floor bedrooms, even in the colder months, make sure to check your roof soffits.

7. An Overworked HVAC System

Likewise, if you notice that your HVAC system is straining, especially in the warmer months, your roof soffits could be to blame.

Due to the fact that your roof is holding onto excess heat, your air conditioning system is most likely working harder than usual.

Look out for an increased electric bill or an air conditioner that is not quite cool enough. If your HVAC system is in tip-top condition, check out your roof soffits!
